Omniva Group, a leading postal and logistics provider, has announced the sale of its historic headquarters at Pallasti 28, 28a, and 28b in the rapidly growing Lasnamäe district of Tallinn to Ehitustrust Group, a prominent player in construction and real estate development. The property, which currently serves as a postal and logistics center, is set to undergo a transformative redevelopment into a modern residential or mixed-use space.
Mart Magi, CEO of Omniva Group, emphasized the strategic importance of the sale: “Selling this historic building marks a significant milestone in our transformation into a dynamic, international company. We are excited that this iconic structure will be revitalized and continue to serve the residents of Tallinn, potentially becoming a vibrant and integral part of the city. At Omniva, we remain focused on delivering world-class postal and logistics services both in the Baltics and internationally, while continuing to contribute to the sustainable development of communities.”
Both parties have agreed currently not to disclose the price of the transaction.
The buyer, Ehitustrust Group, is renowned for its impressive portfolio, which includes high-profile projects such as the Viljandi Hospital, Skyon high-rise, Kvartal multifunctional center, Lõunakeskus, Arvo Pärt Center, and approximately one thousand apartment units.
“Looking ahead, our plans for the site include initiating an extensive design and concept competition in partnership with the municipality of Tallinn, marking the first phase of the detailed planning process. More information regarding the development of this area is expected to be shared in mid-summer,” Eerik Staškevitš, a Board Member of Ehitustrust Group responsible for transaction processes and future development, stated.
The transaction was advised on the sell side by Redgate Capital in cooperation with Newsec Baltics.
Indrek Mihhels, Partner at Redgate Capital and Newsec Baltics, commented: “It will be exciting to see the transformation of this part of Lasnamäe into a modern residential area. The strong investor interest in this project highlights its significance as one of the most notable real estate development deals in recent years.”
The property spans 29,738 m² of land and includes a 4-storey postal center, a 2-storey post office, and four additional facilities, with a Gross Building Area (GBA) of approximately 25,000 m² and a Net Leasable Area (NLA) of around 22,000 m². Located in a mixed-use area of commercial and residential buildings, the property offers a unique opportunity for large-scale residential or mixed-use development. This sale highlights the growing potential of the Lasnamäe district as a hub for modern living and development.
